What is a property fund?

A property fund is simply a property related joint investment by a group of investors who pool their funds to complete the investments. It allows individual investors to participate in larger, more diverse property portfolios where risk is spread by type of dwelling and geographical location.

The profile of residential property as an investment medium has risen substantially over the past decade and now sits as a popular asset class in a well rounded investment portfolio. The ability to charge an open market rent and to achieve vacant possession with relative ease, together with the prospect of capital growth over the long term have added to the attraction of direct investment in property.

For many investors however, the ability or wish to invest directly in residential property is limited by a number of factors, such as the lack of capital to cover a property deposit and other initial costs, the inability to raise sufficient funding from traditional sources or the over exposure to one asset class that investing directly in property might bring. The opportunity to gain exposure to the residential market in an indirect form undoubtedly opens the asset class to a wider audience of investors.
